Yiamas is a buzzing and vibrant modern Greek restaurant located in Brentwood, Essex, renowned for its Mediterranean cuisine and live entertainment. Hollmark were contracted to deliver a comprehensive demolition, remodelling and refurbishment of the existing premises - previously a dated Chinese entertainment venue - transforming it into a stylish, contemporary dining destination. Working in close collaboration with the appointed architect and interior designer, Hollmark successfully completed the project within a 16-week programme, meeting a stringent completion deadline in early November. This ensured Yiamas could launch in time to maximise sales and exposure during the festive and New Year period.

Scope of work

Full demolition and soft strip-out of the existing structure
Foundation preparation and substructure works
Structural steelwork design and installation (in coordination with structural engineer)
Masonry works, including block and brickwork
Construction of bespoke encasements within the restaurant area (As-Built Design)
Partition erection, drylining, plastering and rendering
Washroom facilities, including new sanitaryware installations
First and second fix electrical and mechanical services
Supply and installation of internal and external doorsets, including fire doors
Hygienic wall cladding to kitchen areas
New roofing construction
Flooring works, including block paving at the entrance hallway
Decoration throughout, including internal finishes and external landscaping

Onsite challenges

The Yiamas project presented several operational challenges typical of complex refurbishment schemes. With multiple trades working simultaneously, careful planning and programme management were critical to maintaining productivity and meeting key milestones.

In addition, the client’s evolving design changes required a flexible and proactive approach to ensure variations were implemented seamlessly without compromising the project’s tight completion schedule. Hollmark were required to coordinate with international delivery schedules. Key materials such as tiling were sourced from Greece and supplied by the owner. This required ongoing communication and logistics management.

Through collaborative communication, adaptive scheduling, and strong on-site coordination, Hollmark successfully delivered the project on time, to specification, and to a high standard of finish - resulting in a striking transformation that reflects the energy and sophistication of the Yiamas brand.
