The Grade II listed building, Ironmonger Row Baths has undergone a 2-year refurbishment transformation after the devastating effect of a fire, which badly damaged the basement sauna and spa in January 2022. This beautiful historic building has housed a public bathhouse since it was built in 1931.

KJ Evans was appointed as Principal Contractor by Islington Council to renovate the fire damaged building. The refurbishment included a new spa with state-of-the-art treatment facilities, including a salt-infused steam room, sauna, infrared relaxation benches, plunge pool and treatment rooms. Plus, a restored gym, 30m swimming pool and studios for cardio and functional training. BRE Global Ltd was commissioned by the London Borough of Islington to carry out a post-fire investigation and fire compartmentation survey.

This visual survey of the passive fire protection measures within Ironmonger RowBaths was undertaken to ascertain the condition and completeness of the building’s passive fire protection. Their findings reported evidence of the original fire protection installation being non-compliant.

Scope of work

Hollmark Ltd was commissioned by KJ Evans to install all necessary passive fire protection measures in line with the refurbishment scope and retrospective fire strategy. Our work throughout the spa facility included the installation of fire-resistant barriers, beam cladding, and comprehensive firestopping measures to safeguard both occupants and property.

A key focus was the installation of fire doors in critical areas. Designed to resist the spread of fire, smoke, and heat, these installations prioritized compliance under BM Trada scheme requirements. The project was executed under the supervision of the local council and BRE Global, involving regular progress meetings and on-site reviews to ensure peak quality and compliance.
