The Whitehall Estate is one of the most significant government office complexes, comprising a collection of historic and modern buildings. 55 Whitehall is a Grade II listed building, comprising of seven floors. The works were part of a £39m refurbishment project throughout the building for the department of Energy and Climate Change to occupy.
Maintenance of existing doors, mostly located in the heritage building due to restrictions on works allowed.
Supply and installation of Fire Doors
Fire stopping throughout the building where new services were being removed or reinstated, including compound works within risers and to the floor slab.
A strict program had to be adhered to, as there were financial penalties if we overran.
Working on a project of this scale within the Whitehall Estate presented several significant challenges that required careful planning, coordination, and proactive management.
Co-ordination with multiple contractors: The estate’s size and complexity meant that numerous contractors were operating simultaneously on site.
Securing Hollmark’s equipment and ensuring uninterrupted work required close communication and coordination with other trades to avoid conflicts and delays.
Access constraints in central London: The central London location of the Whitehall Estate imposed logistical difficulties, including restricted site access, limited loading/unloading zones, and traffic management considerations.
Navigating these constraints while maintaining project timelines demanded precise scheduling and adaptability.
Deliveries and logistics management: All deliveries had to be meticulously planned and booked in advance to ensure that materials and equipment arrived in a controlled and orderly sequence. This required constant communication with the project management team and other contractors to synchronise deliveries and prevent bottlenecks, particularly in a high-security and heritage-sensitive environment.
These challenges emphasised the importance of rigorous planning, proactive communication, and flexible problem-solving, allowing Hollmark to successfully deliver the Passive Fire Protection works while minimising disruption to the ongoing operations across the estate.
Our heavy reliance on our fire door manufacturer to deliver on time and to the correct order and specification, as any discrepancies could impact the program.
Whilst working alongside the architect, there were constant design changes and scope revisions.
Due to Whitehall being a listed building, we had to await approval from the Heritage society on certain works, that could impact program delivery.
