Following inspections, Hollmark completed remedial improvements to apartment front doors and communal fire doors throughout the development. Works comprised gap adjustments to doorsets, replacement hinges, installation of compliant signage and the addition of timber lipping to achieve the required gap tolerances and maintain effective fire resistance.
In addition, firestopping remedial works identified during passive fire protection inspections were completed within communal areas, alongside further inspections to apartments that had not been accessible during previous assessments.
All fire door remedial works were completed in accordance with the requirements of the BM TRADA Q-Mark Fire Door Maintenance Scheme (Q-Mark 058). Repairs were undertaken using Accepted Repair Techniques (ARTs), ensuring all remedial measures met recognised industry standards while maintaining the fire performance and compliance of the doorsets.
The Mansions is an over 55’s residential development comprising 28 apartments across three storeys. Hollmark were appointed by Churchill Estates Management Ltd following Section 20 consultation to deliver a package of passive fire protection improvements throughout the building. The project focussed on enhancing compartmentation within communal areas, undertaking firestopping remediation and improving the compliance and performance of fire doors across the development.
The original surveys did not fully reflect the condition of several doorsets at the time of delivery. To address this, Hollmark carried out on site assessments to validate findings, refine the scope where necessary and identify any additional measures required to achieve compliance.
Limited access to several apartments during earlier inspections resulted in incomplete survey information. To address this, Hollmark undertook additional fire door surveys, allowing a more accurate assessment and ensuring all required remedial works were identified.
Through a coordinated programme of fire door upgrades, firestopping remediation and targeted inspections, Hollmark enhanced the passive fire protection measures throughout the development. The completed works improved compliance, strengthened compartmentation and contributed to the ongoing safety of residents and the building as a whole.
